Hi Coastside, my name is Mocha. Just recently, I moved into a new home on the coast and if you have not heard...I have a new backyard! I did not always have a big backyard. I took baby steps to move up to my new home. Here is how I got my big backyard:
First, let us go back to the spring of 2012. My parents were just married and had baby Cypress on the way. They really wanted to grow roots on the coast where they were raised themselves. So they called Danny D, their local real estate broker. We really wanted a home with a nice backyard for myself, a place I could roam and play with my family. In 2012, the market was just starting to pick up and get competitive. My parents were buying their first home and had the minimum requirements to get into a new home on the San Mateo County Coast. We put in a couple offers on some coastside homes and were unfortunately outbid by competing buyers. My dream of a big backyard was fading.
Our broker Danny D then set up a meeting with my parents to re-group and talk about another option...a townhome. He explained that at the current time a single family home with a backyard is most likely out of reach but that they could purchase a coastside townhome. This was never an option for my parents in the infancy of our home search but as Danny explained "your first home will not be your last home" and they should take baby steps to move up to their dream home. And the current market was about to escalate very fast and that they should really look into a townhome. After discussing this option, we started to search for a townhome...and found one!!!!
It did not have a backyard but it had 3 bedrooms and enough room for our family. Most importantly, it was within our budget and ours. We were home owners on the coast!
Fast forward to 2016. Four years later the real estate market is booming and my parents have ridden the wave of equity since buying in 2012. We have a new baby sister, little Cypress is now almost as big as me, and our little townhome is starting to feel cramped. That is when Danny D sent us a picture of his new listing with a.....you guessed it, a big backyard.
We sat down with Danny and went over some options on selling and buying a home in what is called a "duel escrow" with a "contingency to sale" clause. Easy enough but did my parents qualify for the new home. Home prices had risen to levels never seen before. That is when Danny told us that our first townhome had literally DOUBLED in value since buying in 2012. Along with this new found equity, careful management of savings, and responsible credit, we were approved to buy the new home with my BIG BACKYARD.
We are now living in our new single family home with my big backyard. Just four years after taking our first baby step in home ownership, we have settled into our new family home. The SF coastline is a magical place to live. For those who think it is hard to own a home in the bay area, you are right..it is. But it is worth it!
